 Technical Conditions
1.General aspects of the villa
The villa have been built according to the late technology and modern architectural design of our days.
The villas also have been built according to projects in accordance to zoning and construction plan of Turkish Standards Institute and earthquake regulations.

2.Entrances of the buildings
Steel door , KALE trade mark , closing from each side and looking like wood has been used in the entrance of the building.

3.Steel + wood
The building has been constructed as steel carcass. The projects are arranged in accordance with earthquake regulations. The steel project has been done according to the earth investigation. The building has been constructed by YONKONUT.

4.The Outer Fronts of the Building
The outer fronts of the building is safeguarded by thick fiberglass on acrilic paint, to avoid any damp or moisture with years. Heat isolation system has been provided by poliuretan filling between interior and exterior walls

5.Interior and exterior walls
5.1.Interior Walls
Ready made, plaster wall product.
5.2.Exterior Walls
The exterior walls are constructed with fiberglass according to heat isolation project. They are called sandwich walls.


6.Building Terraces
Water and heat isolation has been applier to the building terrace. PVC mambran has been used in water isolation. It has never be seen any moisture in the years. The building roof terrace has been layed down with ceramic ground after water and heat isolation has been completed. The parapets on the terrace have been isolated from water as well as all kind of prevention has been taken for the walls do not take any water. Rain water pipes are concealed, as not to be seen from outside. Basement floor terrace is also layed down with ceramic tiles. There is also a pergola on the basement floor. Basement floor pergola is made out of teak tree.

7.Apartment’s entrance and corridors
Apartment’s entrance and corridors have been layed down with laminate parquet. The material used is in accordance with the standards Turkish Standard Institute.
They have the upper standard use.

8.Apartment’s living rooms and bedrooms
Apartment’s living rooms and bedrooms are paved with imported laminate parquet. All rooms and halls are plastered with 3 layers of oil painting or water based plastic whitewash after satin plaster of Paris is applied to the walls. There is a ceiling decoration of pasteboard where the walls and the ceiling meet.

9.Villa kitchens
9.1.Floors and walls
The floors and the walls up the counter are layed with laminate parquet. The rest of the walls are plastered with oil painting.
9.2.Kitchen counters and cupboards
All counters are made out of rezopal. Concealed illumination is used on the counter. Up and down cupboards are manufactured and imported BLUM has been used in kitchen’s cupboard accessories, hinges and drawer’s metallic accessories.

10. Bathroom sections and doors inside apartments
The floors are made from ceramic; the walls are made from tiles and oil painting. The cupboard under the washbasin, corner shower basin, shower cabin, toilet fixed to the wall, flotal mirror on the reservoir, soap dish, counter and various bath accessories are the essential materials of the bathroom sections.
Doors inside the apartment are American or wood furniture doors. Door handles and hinges are made of brass.

11. Carpentry outside the apartment
WINSA, which is the best local plastic carpentry, is used. Window’s sloping boards are made of marble and window’s frames are long endurance fiberglass.

12.Air-conditioner Installation
In the building, there is a concealed full-automatic air-conditioner, which can be controlled from each room with thermostats. This central air-condition provides both cool and warm air. This system is procured by air channels and holes. The same system provides the comfort of a 5-star hotel.


13.Apartment water and air- conditioner installations
Two water depots has been constructed in the garden. Water pump in accordance to the villas have been fixed. One of the depots is used for irrigation and firewater. The other depot is special to the villa. Sewerage system is manufactured from plastic PVC pipes. Water system pipes are made from polythene plastic pipes.

14.Apartments electrical system
All sockets and switches have been made in a decorative way. Contact sockets and
electrical security SIEMENS devices are made of porcelain. Grounding has been made for fugitive electrical currents. The electrical meters are intelligent electrical meters. Cables and all electrical equipment are TSE licensed. Besides, apartment’s TV and telephone installation are concealed.

15. Diesel power electric and electric generator system
A group of Dıesel power electric which will provide the building with electric resource in case of any electrical shortages is built to the intermediate box of the building. This Diesel power electric group produces electrical energy with diesel motors and if there is a electric shortage of 20KWA, the system enters into power automatically.

17. Security System
17.1Lightning System.
The house being the center for 500 metre in radius is protected against the lightning with a .lightning conductor.
17.2 Alarm System
All rooms including entrance doors, windows even bathroom windows which are on the second floor are connected to this alarm system. Furthermore, the glasses are protected against blow with glass film. In case of any transgression, the siren go off. The main alarm system is connected to guard telephone or alarm center or to one of the four the telephones in the alarm center. This provides immediate intervention.
18. Depot, environmental decoration, landscape, outer illumination and garden walls
The depot has been built in reinforced concrete, behind the house ,under 0 level.
Garden’s maintenance tools are kept there. Also there is one deep freezer and two refrigerators. Total area of the depot is20m2. Besides the depot, the environmental decoration is like in the project. Landscape architecture includes all frontiers garden walls, green places and inside path ways. Green areas are automatically irrigated . Green areas,exterior garden and paths are illuminated. The entrance is made by automatic door

19. Furniture
19.1.Kitchen
As a kitchen furniture , it is furnished to serve 25 people with tools.(home tools like, mixers, squeezers, blenders, etc. All kinds of pans, saucepans, and items necessary to cook, untarnished steel sink, oven, aspirator, microwave oven, and a freezer with a capacity of 600liter will be offered to you in your kitchen
.
19.2 Living Room
In the living room there are items rarely used; these are two one sitters, one three sitter sofa, one low table in the center just in front of fireplace except the accessories. In front of this sitting area, there is a massive buffet which is used as a television low table. The TV is 110 screen . Togethe with home-theater the price of this set is $20,000USD. There is a central stereo system connected to all the rooms of the house.
In the living room there is a table of 6 people when open it becomes a table of 12
12 chairs, 2 buffets against the walls.
The furnitures are designed according this house in the most sophisticated way. The furnitures can be used summer as well as winter. They are a masterpiece of
design history. The chairs are made from leather. The table is massive. The buffet
and the tables are massive legs, coated.

19.3. Bedrooms
In each bedroom there is a standard wardrobe, two- people bed, two commodes, light and stereo systems, and TV’s. In both bathrooms there is a shower cabin and a bigger bathroom with jakuzzi in parent’s bathroom.

19.4.Halls and air-condition room.
The necessary furniture have been made in halls and air-condition room.
